MRI Software: The Harbinger of Investment Management in Real Estate

CIO VendorPatrick Ghilani
The dawn 70s saw a change in the general outlook of the Global population as the various conflicts of the preceding decade ended along with general air of apathy that was associated with the time. As the smoke cleared the world was once again ready to engage it self in matters not pertaining to conflict but to progress and development. Industries once again began to rise and serve as well as unite people together. It was at this juncture in time that MRI Software, a firm that provides finance services for the real estate industry came into being. A primary reason for the inception of this organization was the general lack of a relevant system for managing accounts in the real estate sector at the time.

From the manual consolidation of records and financial management in the 70s MRI eventually grew with the times to comply with the dynamic advancements and adopt the various technologies they brought about. MRI could be distinguished as one of the earliest companies that started offering Software as a Service for the real estate sector. Over the years the company has added several technologies to its repertoire to further fortify its brand of financial services the most recent of which is the Investment Management(IM) which the company came upon through the acquisition of the Australian company, Cougar, a year ago. This service has become the staple offering of MRI ever since.

The IM offering complies well with the various technologies and services that MRI offers. IM is powered by a modeling engine which drives the analysis and the models for future projections and sensitivity. Today all of MRI’s products and services revolve around the IM architecture. “The products that use IM are the fund product, the asset product, the debt product and ultimately the analytics product which is the visualization engine that sits on top of all of it,” elaborates Stephen Baker, VP for International and Strategic markets, MRI Software.
IM facilitates the quick analysis of various potential real estate opportunities relative to various aspects of a firm’s portfolio such as ROI, debt covenant, expense/revenues and also analyze sensitivity against things like interest rate fluctuations, current fluctuations etc. This ensures that no lucrative prospects are missed out on due to the constraints of time and improper judgment. In the Asia Pacific where deals are closed almost instantaneously, this aspect becomes quite desirable.

MRI’s unique method of functioning through various finance service partners in the APAC has also been a major reason for its popularity in the region. Clients can leverage the various MRI’s various resources in Australia, Singapore, Hong Kong, Japan and many more. This enables organizations to manage properties across countries. The flexibility and ease of use of MRI’s products is further strengthened by their ability to use different languages even with in the same office and configurations to be applied by business that use of our software with out having to have expertise or software coders.

Having established a huge clientele in the APAC, MRI in tends to further grow in this market. From a technological stand point MRI plans on building advancements into its software to make adaptability to globalization much easier. The company also intends to advance its platform in such a way that new innovations and new data could be leveraged to make their system future-proof and facilitate evolution over time.
